What do I need to qualify?

Every applicant is screened for credit, background, income, and rental history. Requirements change, so call the leasing office at (904) 848-9509 before you pay an application fee and we’ll walk you through exactly what we’re looking for. We would rather tell you up front than take $65 and turn you down.

What does it cost to apply?

The application fee is $65 per applicant, and the security deposit equals one month’s rent.

What are your business hours?

Monday–Friday, 8:30 AM–4:30 PM.

How do I schedule a tour?

Use the chat assistant in the corner of any page (it books tours around the clock), call or text (904) 848-9509, or use the showing link on any home on the availability page.

What lease terms are available?

Flexible terms from 12 to 36 months.

Is Grand Oaks pet friendly?

Yes. All pets must be registered and approved prior to move-in through an independent screening process. Approved pets are subject to a $25/month fee per pet plus a one-time non-refundable $250 pet fee.

Is the swimming pool open?

Not yet. The pool is under renovation and will reopen when the work is complete. The pickleball court and gazebos are open to residents in the meantime.

Is parking included?

Yes. Grand Oaks has a private resident parking lot on the property.

How do I pay my rent?

Log into your online resident portal to pay rent.

How do I submit a maintenance request?

Through the resident portal: from the Home or Maintenance tab, click Request Maintenance, describe the issue in detail, upload one or more photos, give the property manager permission to enter, then click Submit Request.
